The Worcester County housing market became more balanced during the second quarter of 2026. More homes came to market than during the same period last year, giving buyers additional choice, while closed sales declined modestly and the time required to secure an offer increased.
Home values continued to hold, though at a measured pace. The result is a market that remains healthy, but one where buyers are moving more thoughtfully and sellers need to be especially intentional about pricing and presentation.

What the Numbers Suggest
The clearest shift this quarter was in supply. New listings increased more than 25% year over year, bringing a meaningful number of additional homes to the market during the spring selling season. With 1,132 active listings at the end of the quarter, buyers had more opportunities to compare homes and consider their decisions carefully.
That increased choice did not translate into a comparable increase in sales. Closed sales were down 5.8% from Q2 2025, and homes took longer to move. Average days on market increased from 33 to 40 days, while the average time to receive an offer rose from 22 to 25 days.
Prices, however, remained relatively steady. Average sale price increased 1.2%, average list price rose 1.7%, and price per square foot increased about 1%. Those modest gains suggest that values are still holding, but the market is no longer moving with the same urgency seen when supply was more constrained.

The market is still rewarding homes that are well prepared, accurately priced, and positioned clearly from day one. But with more inventory available, buyers have a greater ability to compare condition, location, and value across multiple options.
A thoughtful pricing strategy matters more than it did when buyers had fewer alternatives. The goal is not simply to enter the market, but to make a compelling case for why your home should rise to the top of a buyer’s list.
