Find out exactly what to expect from the buying process when you work with any agent on the Mathieu Newton Sotheby’s International Realty team.
Whether it's at a local coffee shop or just over the phone, in our initial consultation we'll talk about what you're looking for, when you want to move, and make a plan to help you achieve those goals.

One of the most crucial parts of starting the home buying process is getting pre-approved. If you haven't already been pre-approved, we'll introduce you to our local mortgage partners.

Based on your price range, desired location, and the features you want and need in your new home, we'll create a custom profile for you in our database. This will allow us to customize your search, and only send you homes that fit what you're looking for, as soon as they're available.

We'll make it a priority to get you into homes as soon as you'd like. Keep an open mind, but make sure you're clear on your non-negotiables.

This is the biggest financial decision you'll make; the last thing you want is to overpay. To make sure we submit a winning offer, we'll do intense market research on similar homes, in similar conditions. Then, we'll review the offer with you to make sure you understand every detail, and plan out your next 45-60 days.

Once your offer is accepted, we'll organize the inspection, appraisal, and get you the keys to your new home. And if you're looking for ways to get involved in the community? We'll recommend the activities and organizations that you'd be most interested in. Remember – we're also your neighbors now, so we'll make sure you feel at home in no time.

Although you do not have to hire a buyer’s agent, most buyers choose to work with an experienced advisor because this is one of the biggest financial decisions a person makes in their life. The process involves choosing the right price, negotiating, navigating inspections, keeping contract timelines, and local expertise that can influence what you pay and how smoothly everything goes. A buyer’s agent works for you, protects your interests, spots issues, and helps you make informed decisions.
There are several ways a buyer’s agent can be paid. The most common approach is to run the compensation through the transaction. When you make an offer, you include a request that the seller cover the amount of the commission you have agreed to pay your buyer’s agent. Each situation is unique, and your agent will walk you through how payment would work for your specific purchase.
Start by connecting with a trusted real estate professional who knows your market. They will walk you through the process, help you understand what to expect, and introduce you to reputable local lenders. Once you are working with the right agent, your next step is to get pre-approved for a mortgage which confirms your buying power and puts you in the strongest position when you find a home you love.
Most buyers schedule a home inspection to evaluate a property for its major systems (i.e. HVAC, electrical, plumbing), structure, and any potential safety issues. Depending on the home, you may also consider inspections for lead paint, radon, water quality, septic systems, or pests. Your buyer’s agent will help you decide which inspections make sense based on the age, condition, location of the home you are purchasing, and what’s most important to you.
