    First, can we have your address?

    The first step is what we call our "2-step visit." We'll come see your home in-person and talk through two things: the condition of your home and your timeline. This ensures that we get on the same page, right away.

    Set a competitive price

    We'll do our due diligence by thoroughly researching the current market conditions and how much homes like yours are selling for. Then, we'll analyze our findings and present you with a customized strategy. From there, we'll agree on a competitive price.

    Let's prep your home for market

    We know what sells. We'll organize home staging services to ensure your home is looking its absolute best. Then, we'll schedule a day for our professional photographer to come take high definition photos of your home. These will be used to differentiate your home when we list it on our local MLS, Sotheby's International Realty®, and all third party websites such as Realtor.com, Boston.com and more.

    Why do I need a seller’s agent?

    A seller’s agent helps you price your home correctly, create a strong marketing strategy, and navigate a process filled with deadlines, legal requirements, and negotiation. They tour homes constantly and know how local buyers think, which gives them firsthand insight into comparable sales and the factors that influence price. They also help coordinate the timing and logistics if you are selling one home and purchasing another, which can be one of the most complex parts of the process.

    Most agents handle multiple transactions throughout the year whereas most homeowners sell only a handful of times in their life. It is the difference between someone who has hiked a few local trails and someone guiding you up a major peak. Experience matters. A skilled seller’s agent protects your interests, avoids costly mistakes, and can help you net significantly more by bringing the right judgment, marketing, and negotiation skill to your sale.

    What’s the first step if I’m thinking about selling?

    In a majority of cases, yes. There are agreements that do exist that are “open listings” where a seller can work with more than one agent but it’s tough to find an agent who is willing to share the listing with another brokerage. Why is that? Great seller’s agents spend a lot of time and money marketing the property, curating leads and converting those leads into serious buyers before they step even one foot across the threshold of your home. If you’re not willing to take their commitment seriously, you’ll see them spending time with more serious sellers who will.

    What does the selling process look like?

    No two transactions are exactly the same, but the overall framework is consistent. Your seller’s agent will begin by preparing a comparative market analysis to recommend a price range and reviewing their marketing strategy with you. Once you are confident in the plan, you will review and sign the listing documents.

    From there, your agent coordinates the preparation of your home, which may include staging guidance, professional photography, floor plans, and video. When the property goes live, their focus shifts to presenting the home effectively, managing showings, gathering feedback, and maintaining strong communication.

    When offers come in, your agent will evaluate each one, explain the terms clearly, and help you understand the strengths and weaknesses of every option. Alongside your attorney, they ensure the contract and next steps are handled correctly to keep you protected. Remember that experience is about performance, not just years in the industry.
