Quarter 3 2025 vs Q3 2026
Westborough recorded fewer single family home sales during the third quarter of 2026 compared with the same period last year, even as sale prices increased modestly.
A total of 32 homes sold between July and September, down from 48 a year earlier. New listings also declined, while the number of accepted offers remained relatively close to last year's level.
These figures suggest a market with fewer completed transactions, but they don't necessarily indicate a comparable decline in buyer demand. Looking at listings, accepted offers, and completed sales together provides a more useful picture of local conditions.
Market Snapshot
What the Numbers Suggest
The most noticeable change this quarter was the decline in completed home sales. Westborough recorded 16 fewer sales than during the third quarter of 2025, a decrease of approximately 33%.
However, accepted offers declined by just three transactions, from 33 to 30. That's a much smaller difference and an important reminder that homes closing during a particular quarter often went under agreement weeks or months earlier.
Prices also held up in the homes that sold. The average sale price increased approximately 1.3% to $928,399, while the median rose 4.3% to $847,500.
These figures don't mean every Westborough home increased in value. With just 32 sales during the quarter, changes in the size, condition, location, and price range of the homes sold can meaningfully influence both averages and medians.
New listings declined from 36 to 31, giving buyers fewer newly listed properties to consider than during the same quarter last year. As of October 15, there were 19 single-family homes available for sale in Westborough.
Taken together, the numbers describe a market with relatively limited activity, but one in which completed sales continued to support substantial home values.
What this Means
For sellers:
Westborough's lower sales volume is a reason to pay attention to current competition, not necessarily a reason to expect lower prices. The homes that sold during the quarter achieved a higher median sale price than a year earlier, but individual results depend on how a property compares with the alternatives buyers have available.
Pricing, condition, and presentation remain important, particularly when buyers have opportunities to compare several homes within the same price range.
For buyers:
With fewer homes coming on the market, finding the right property may still require patience. At the same time, the decline in completed sales doesn't tell us that every listing is receiving the same level of interest.
Looking closely at recent comparable sales, the condition of individual properties, and how long a home has been available can help buyers distinguish between a competitive opportunity and one where there may be more room for discussion.
