    Quarter 1 2025 vs Q1 2026

    The Worcester County housing market in the first quarter of 2026 showed a noticeable shift compared to the same period last year. While home prices continued to rise modestly, the pace of the market slowed, with fewer listings, fewer sales, and longer timelines to secure an offer and close.

    What the Numbers Suggest

     

    The most important takeaway from this quarter is the growing separation between pricing and pace. Average sale price and list price both increased by just over 2% year over year, indicating that overall home values remain stable. However, price per square foot declined slightly, suggesting that buyers are becoming more selective about what they are willing to pay relative to size, condition, and overall value.

    At the same time, the market has clearly slowed. Days on market increased from 48 to 60 days, and the average time to receive an offer rose from 34 to 43 days. These are meaningful shifts that point to buyers taking more time to evaluate options and negotiate, rather than moving as quickly as they did a year ago.

    Inventory and sales activity also declined, with new listings down about 7% and closed sales down about 5%. This indicates that while fewer homes are coming to market, buyer demand has softened slightly as well—keeping the market relatively balanced rather than strongly favoring either side.

    What this Means

    For sellers:
    Pricing and positioning matter more than they did a year ago. While values remain strong overall, the increase in days on market shows that buyers are less likely to act quickly on homes that feel overpriced or poorly presented. Homes that are aligned with current market expectations can still perform well, but strategy is playing a larger role in the outcome.

    For buyers:
    The slower pace of the market may create more opportunity to evaluate options and negotiate, particularly compared to the faster conditions of last year. However, well-priced homes can still attract attention, especially in desirable locations and price ranges, so preparation and timing remain important.
